When I saw this charming 1938 Hollywood Santa Monica Tudor, I didn’t even recognize it as the same adorable cottage, at 6804 Vivian Avenue, that I’d written about three years ago. I couldn’t put my finger on why I failed to remember it, as the prominent leaded window with stained glass accents is such a standout it’s hard to forget. Then there’s the unique domed living room ceiling with a diamond center — equally memorable — and it was on the Hollywood Heights Home Tour in 2007.

What was the subtle, yet major change that had been made to make this home completely different?

Santa Monica Home

Some of the best pre-sale renovations owners can do on older homes is to make sure they have things today’s buyers value: more than one bathroom; an updated kitchen with new fixtures and appliances; an open floorplan; and a fresh, updated look everywhere.

Today’s Thursday Three Hundred at 7014 Vivian Ave. is located in East Dallas’ Santa Monica neighborhood. Built in 1940, this home was taken by its owner from a 3-1 to a 2-2 with an ensuite master bathroom. He refinished the oak hardwood floors in his 1,260-square-foot home and painted both the interior and exterior. The kitchen is now open with granite countertops, stainless steel appliances, white custom cabinets, and a subway tile backsplash. The result of all these renos is an adorable cottage feel with vintage charm, and amenities that make it a standout property in the housing market.

This house was listed Oct. 23 by Britt Lopez with Dallas City Center Realtors for $375,000. (There’s a broker open house next Wednesday, Nov. 4, from 10 a.m. to noon, so let us know what you think if you go!)

510 Cordova AOver in the East Dallas neighborhood of Hollywood Heights, a Tudor just went on the market three days ago and it’s a beaut.

With 1,536 square feet, three bedrooms, and two full baths, our Thursday Three Hundred at 510 Cordova St. is surprisingly large for its era. It was built in 1927, but offers a lot of space, as well as a two-car garage, and backyard.

This house is beautifully maintained: the exterior alone tells you many people have loved this home through the years and taken good care of it, from the handsome brickwork and hardwood floors, to an original fireplace and some stained glass features. 510 Cordova St.The neighborhood is situated to the northwest of East Grand Avenue and Tennison Park Golf Course, part of the Hollywood/Santa Monica Conservation District, one of the first in Dallas. The district protects the area’s historic homes. As such, owners are required to fill out a Conservation District Work Review Form from the City of Dallas before doing any exterior remodeling, repair, or improvements to their homes. This is crucial to keep in mind if you buy in a conservation district. The fines are no joke.

Walking through Hollywood Heights makes for a wonderful afternoon, with many other Tudors like this built before World War II. The house is equidistant from Lindsley Park, with its baseball field, basketball court, pavilion, picnic tables, and playground, and Randall Park, with a baseball and softball fields, basketball court, soccer field, tennis court, picnic tables, and trails.

Being in East Dallas, it is also close to White Rock Lake, the Dallas Arboretum, Lakewood, and all the other charms of the area.

It is listed by Ken Lampton of RE/MAX DFW Associates for $390,000. There’s an open house on Sunday from 1-3 p.m., so be sure to check it out and tell us what you think!

Here we have another great listing from Britt Lopez in Hollywood Heights, only Lopez knows this home a little bit better than some of her previous listings. Why? Because she once owned it!

This sweet split level at 1108 Valencia has so many cool selling points. Besides having a practically enormous master suite (unheard of!) and a wonderful pool in the backyard (rare!) this home is also a great spot for entertaining thanks to its oversized lot.

Jump for more on this cool home!

Yes, yes, this is another glorious home from Alex Roostaei, a young and driven Allie Beth Allman agent. In fact, you’ll be surprised to hear that this amazing Realtor is marketing another property on the same street as one we featured from him earlier this year.

Roostaei, who sold 1115 Sarasota Circle in February just days after we posted about that romantic Tudor. And brand spanking new to the market is 1019 Sarasota Circle, another gorgeous home with thoughtful updates that is oh-so-classy! Roostaei is marketing this beautiful abode on this gorgeous tree-lined street in Hollywood Heights for $549,000.
