Chopped up rooms and awkward spaces get a big thumbs down in today’s market. Those considering a renovation with a future sale in mind are wise to put their dollars into interior spaces that are light, bright, and flow easily from one area to the next.

Today’s Thursday Three Hundred offers just that. The 1959 ranchette at 6231 Berryhill St., near Abrams Road and E. Northwest Highway, is 1,596 square feet of open sight lines and airy rooms. Located in East Dallas’ fast-appreciating Merriman Park neighborhood, this 3-2 was recently remodeled to created that coveted open floorplan for buyers.

This house was listed Nov. 2 by Chuck Briant with Real Estate Marketing Association for $335,000, or $210 per square foot. Looking at nine neighborhood comps, this house is tied with the highest price-per-square-foot, which range from $153 to $209 (average: $180; median: $183). The renovations play a big part in that asking price: it’s a turn-key property with a cohesive, elegant look and feel.

The M-Streets in Lakewood is a highly coveted neighborhood, with charming architecture, tree-lined streets, and a fantastic close-to-everything location.

Today’s Thursday Three Hundred at 6335 Malcolm Dr. is everything you’d hope for in an M-Streets house, with darling curb appeal, a cozy interior with hardwoods, and a right-sized backyard with a deck. This 1940s traditional is located in the Wilshire Heights neighborhood near Abrams Road and E. Mockingbird Lane and is listed by Robin Norcross with Nathan Grace Real Estate for $389,000 (lowered $10,000 this week).

It is not a large house, at 1,246 square feet, but the interior layout makes good use of the space and, as Norcross pointed out to me, several of the neighboring houses have second-story additions built on, which is a possibility for this house, as well. I personally think the smaller footprint is an appealing aspect of this Lakewood cottage, especially when you consider the guest quarters in back (a full bedroom and bathroom).

Another big draw for this house is its elementary school: it is zoned for Stonewall Jackson in Dallas ISD, which has a GreatSchools Rating of 10, the highest-possible score.

This darling 1950’s ranch is west of Hillcrest, on the chi chi side, at 6832 Northwood. Buy this for way less than $300K — it’s listed as a foreclosure at $279,000. Then go brag on how you live on the very same street George and Laura Bush lived on the LAST time they lived in Dallas at 6029 Northwood, appraised by DCAD at about $625,000. That’s the home where they raised the twins and lived until he became governor of Texas.

6832 Northwood is 1584 square feet, built in 1950 with three bedrooms, two baths, open floor plan, a hefty 83 by 131 foot wide lot, cute updated bathrooms, utility room, one fireplace, and a charming backyard deck. Two car detached garage. Gonna be honest, I am not impressed with the kitchen but whenever I don’t like a room that only makes it easier for me to tear it out, start all over. I’d also get a decent vanity in at least one bath — pedestal sinks just don’t offer enought storage. Otherwise, this is a superior location and great buy in an area that will appreciate once the market comes back.
