This is the column that started what would become 99 columns in 2015 (some you’ve not seen yet) for CandysDirt.com.  I’ve been frequently asked how I got started.  It’s simple … revenge!  After attending a particularly egregious HOA meeting, I penned a screed to Candy detailing the insanity of the building I lived in.  Of course she jumped at the chance to “out” some craziness.  By morning, I’d had a rethink about shooting myself in the foot (as you do) and said, perhaps there’s more to me than a one-hit-wonder.  She agreed to give me a shot.

For this first column, I was especially touched by Fabian Hernandez’ comment, “it’s like an accessory you didn’t even know was missing.”

New-Transwestern-rendering-Preston-Rd

As predicted, we are all two-weeks older since the Planning Commission fobbed-off the vote on the proposed Transwestern development at the northeast corner of Preston Road and Northwest Highway. What, if any, votes changed in those two weeks is unknown, but I suspect few. Certainly attendees were not treated to German band Texas Lightening popping out of a cake as I’d hoped.

In those two weeks Transwestern held a meeting largely for angry single-family homeowners upset that the proposal had moved on without them paying attention and seemingly their neighborhood association not informing them. Thankfully I was busy elsewhere that evening. However, I invited Candy over after the fireworks to spill the beans while I plied her with wine.

Also in those two weeks the opposition became a bit more organized and vocal, certainly putting up more of a show at today’s Planning Commission meeting.

And a show it was… hours of tedium and speechifying. It was like church without the wine and crackers.

The same tired rubrics about density, traffic and parking ultimately found no purchase with the Commission. Especially after both the Transwestern-hired traffic engineering representative and the City traffic planning representative spoke. Those arguments were shot, gutted, stuffed and mounted on the rumpus room wall. (more…)

Several sources have overheard that some of the “natives” are getting restless behind the Pink Wall. Specifically that the two neighboring condo buildings at 6307 and 6306 Diamond Head Circle (Royal Orleans and Diplomat) were seeking an agent to market the properties to developers.

One source said a developer (Providence, folks who brought us Preston Hollow Village) had made an offer of $110 per square foot for the Diplomat complex of 14 units sitting on 41,349 square feet of land ($4.55 million). It was rejected as being low-ball. For reference, it’s been rumored that an early Transwestern bid for its on again-off-again-on- again project on the corner was at least 1/3 more.

Tract 4, known as Royal Orleans, with Northwest Highway frontage, has 20-units on 43,994 square feet with underground parking. I am not aware of any bids on this parcel.

Of course, given its high-rise neighbors, Athena and Preston Tower, a developer may think 20-stories is possible. As of today, according to city planners, they’d be wrong … 18 stories wrong. (more…)
