Chip and Joanna Gaines are back for their last season of HGTV’s “Fixer Upper,” which premiered Tuesday night.

Andy and Ashley Williams will become the latest Texas-based home renovation stars when their “Flip or Flop Fort Worth” debuts next week on HGTV (Photo courtesy HGTV).

From the final season of “Fixer Upper” to the freshman season of “Flip or Flop Fort Worth,” Texas is home to several home improvement or design shows this fall. HGTV, the DIY Network, and even Great American Country, locals are ready for their close-ups.

As shows begin to roll out their season debuts, we thought we’d take a look at the ones who have been blessed with a full season run, and a couple that are still out there fighting the good fight to get picked up. (more…)

Paige Poupart was already busy — between owning the building and design firm The Masters Dallas with her father, Doug Broadbent, and motherhood, her plate was pretty full. But her days just might get a little fuller now that HGTV has come calling.

Poupart and Broadbent will get a chance to make a case to HGTV viewers Saturday when the pilot for their show, Renovation Gap, airs at 1 p.m. Central.

To say she’s excited is probably an understatement. The father-daughter team working together in the contracting business attracted the home improvement channel, but Poupart says that she and her father have been doing this for years and that she learned the renovation business practically from birth.

“So my dad has been a general contractor for ’35 years,’” she said. “This is such a used phrase (usually when correcting someone who is doing something wrong on the job site) that we actually have an inside joke about it.”

“I grew up renovating our homes with him and then selling them and moving to the next one,” she explained. “Many of these were in New England and historic homes, so I’ve really grown to love the historic character and sensibilities.”

One might think that just living in a state of constant renovation would teach a child enough, but the pair began working together on the jobsites pretty early, too.

“I started working on his jobsites with him probably about around age 10, he offered to pay me to keep the job sites clean, and I was an ambitious girl so I worked after school on his jobsites until he realized I could do more than just pick up track and vacuum sawdust,” she explained.

“He started to offer me more important construction jobs and I told him I wouldn’t work by the hour any longer so he had to pay me by the job.”

Just outside of Fort Worth there’s a bedroom community called Benbrook and real estate agent Robin Barrow told us all about it.

But before we dive in, let’s knock out that, “Huh? Whaaa?” A bedroom community is a commuter community where the majority of the residents work in surrounding cities.

Now that that’s cleared up, let’s get back to Benbrook.

It’s a charming city where you still pay your electric bill at the county courthouse and according to Barrow, “there aren’t a ton of commercial buildings” which also means that small-town feel is in full effect.

The Bow Tie Realtor will successfully predict tasty 2019 happenings in Tarrant County … buckle up

Before we look into the crystal ball for 2019, let’s take a quick look at the Bow Tie Realtor 2018 Tarrant County Predictions.

Prediction No. 1: Median Sales Price Will Rise

Correct Prediction — According to The Real Estate Center at Texas A&M University, the median sales price in 2017 for Tarrant County was approximately $217,000.  The median sales price for Tarrant County in 2018 thus far shows to be $229,500.  (Note: Stats for December 2018 have not yet been published.)

Prediction No. 2: The Luxury Market Will Be Slower

Sort of Correct Prediction — Statistics show that the average days on market for luxury homes priced $750,000 and above were about the same from 2017 to 2018.  Ask any real estate agent in the with knowledge of that market and they’ll tell you sales definitely took longer.  It felt that homes took an eternity to sell and went through a number of price reductions.

Election day

12:05 a.m. And now for some reaction:

Alex Dickey reached out to supporters via NextDoor, thanking them and adding, “This campaign for City Council has been one of the most amazing experiences of my life. The best part was having the opportunity to meet so many of you at your doorstep.”

“I’m very happy,” Philip Kingston told me around midnight. “District 14 can’t be bought.”

And on Facebook, Matt Wood responded, “Today, we did not receive the outcome we had hoped for. However, we thank the 3,307 voters and dozens of volunteers who shared Matt’s vision for a more collaborative style of leadership.”

“Congratulations to Mr. Kingston for his victory with 55 percent of the vote,” he added.
Our 42 percent will be paying very close attention.”

Dwaine Caraway thanked his supporters, and told the Dallas Morning News, “I even want to thank the people who hated me and worked so hard against me.”

“When you defeat the haters, that means that God has his plan and his arms wrapped around you, protecting you from every single one of them,” he added.

Erik Wilson said he felt the confusion between his name and a similar sounding opponent, Eric Williams, may have contributed to his second-place finish against Tennell Atkins. “With the absence of any confusion, I feel really good about the runoff,” Wilson told the Dallas Morning News.

Tax vs Income Chart Dallas 1

Our real estate market has never been better. North Texas sales were up 26% in November. Our median home price is now $230,000. Yeah, the trophy home sales are a little soft, but  our region saw some of the biggest property price/value increases in the country in September, just three months ago. We are up a whopping 8% year over year from 2015 (Standard & Poor’s/Case-Shiller Home Price Index) and only Seattle, Portland and Denver have bigger price gains. We are among the top U.S. cities with the greatest annual home price gains. Nationwide, prices were only up 5.5 percent from 2015. Says Standard & Poors:

“Other housing indicators are also giving positive signals: sales of existing and new homes are rising and housing starts at an annual rate of 1.3 million units are at a post-recession peak,” S&P’s David Blitzer said in the report. “We are currently experiencing the best real estate returns since the bottom in July of 2012.”

Dallas-area home prices are up over 30 percent from the pre-recession high in mid-2007, according to Case-Shiller.

But I am still terrified. And confused. All this could be wiped out by the absolute Class A disaster going on down at City Hall: figuring out how to save the Police and Fire Pension plan. Which has been around since the mid 1990’s. Did everyone just ignore the problems up until now? (Including me — wasn’t on my radar.) And where is the tax revenue on all these gains going? I sat at City Hall in late August and heard, with my own ears, Mayor Rawlings say there was “room in the budget”.

Could this be the next perceived nail in the Dallas real estate coffin? “Bad schools, bad taxes, let’s look in the ‘burbs.”

Drakes Beach 1Let’s just call this my “on vacation in Maine” version of Monday Morning Millionaire. I am already running on island time, not dressing, wearing a bathing suit and flip flops. Why did I even bring make-up?

You have heard me talk about Drake’s Island before. It’s where my family has been summering for years, my husband for years before that. The island is not very big and there are no commercial anythings in the area, just seven miles of pristine beach, the river to the nationally recognized Wells Estuarine Research Reserve at Laudholm Farm and the Rachel Carson National Wildlife Preserve. Wells is the first town off the Island Road, and Kennebunkport is just up the coast. We can see the Colony Hotel from the beach.11 Lobster lane ext (more…)
