If you think it’s too early to talk about moving before next school year, might I remind you that the school year starts on Aug. 15 in Richardson ISD, which, according to my calculations, is about a month away? We’ve been on the lookout for great, move-in ready homes for families relocating to Dallas before school starts in the fall, and this listing from David Griffin and Co. Realtor Robert Kucharski really stood out. While it’s technically under contract, nothing’s certain until the ink dries at closing.

Plus, who doesn’t want to find out what you can get inside the coveted White Rock Elementary attendance area, for less than $500K, natch?

You’ll see why this home is easily worthy of our High Caliber Home of the Week title presented by Lisa Peters of Caliber Home Loans. Ready to put your own family-friendly dream house under contract before school starts? Contact Lisa today!

As Kucharski points out, this White Rock Villas listing just off of Goforth near Flag Pole Hill is “pristine.” It’s well maintained and offers move-in ready interiors and plenty of charm. Plus, there’s room for the whole family!

Beat Unit 505 Living

I’m going to predict 2015 as the year of the condo. You can quote me on this. I think that, with so many cool projects — both mixed use and residential only — planned and coming on line next year, you’ll see a much more robust condo market. That’s good for Dallas, a city that is known for its sprawl, as we try to concentrate more of our homeowners in dense, urban areas. Now if we could just get our sidewalks figured out …

But, one of the neatest buildings in the urban core is one that is accessible both by location and price. That’s the Beat Condos in the Cedars. It’s a gorgeous building just south of downtown at 1001 Belleview Street. Not only does this building have tons of great amenities, including a saltwater pool, a spa, and a huge deck where you can hang out, enjoy the view, and just relax, but it is in one of the hottest neighborhoods in Dallas. There will be an Alamo Drafthouse Theater moving in just down the street next year, and there’s more where that came from, too.

And Unit 505? Well, let’s just say that it lives up to the “high-caliber” moniker. It’s a unit that you’ll fall in love with, and when you fall in love, you don’t want any trouble at closing. That’s where Lisa Peters of Caliber Home Loans comes in. Lisa, who is an experienced mortgage professional, can make sure that you get through pre-approval and closing without a single stumble. 10741 Eden Roc Back

We know that there are a ton of midcentury modern homes in Sylvania Dells, an area of Lake Highlands where architecture is eye candy. We featured a unique listing from Ed Murchison just a short jog from today’s High-Caliber Home of the Week, and it was a midcentury modern with colored paneling and a unique floor plan, too.

However, 10741 Eden Roc surpasses all expectations with more that 4,000 square feet of wide open space on an acre lot. This home has been painstakingly preserved, with gorgeous expansive floors and the coolest open concept. You know, Realtors often put the words “MUST SEE!” in a listing description, and I usually just glaze over it. For this home, though, with its incredible windows, amazing back deck, and cool master suite, I really, REALLY want to see it!

All of these things — top-of-the-line design, amazing architecture, and perfectly preserved interiors — make this a high-caliber home. A home like this deserves a lender that’s going to look out for you and make sure that your dream becomes a reality. That’s what Lisa Peters at Caliber Home Loans does with her clients. She’s a mortgage professional that takes the time to make sure that there are no financing hiccups at closing. Find out what Lisa Peters can do for you today.

1531 San Saba Front

Dan Koller, the absolutely incredible publications manager over at Dave Perry-Miller & Associates, sent this listing my way on Monday. “Something tells me this house will tickle your fancy,” Koller said. Holy cannoli, was he right! Not only that, but I drive by this home all the time, but I had no idea what kind of wonder was set across the cute red bridge from the street.

That’s what’s perfect about this home: It’s so secluded and private that the only thing you can see from the street is the little bridge. But what sits across that lovely little bridge is what makes this house at 1531 San Saba worthy of our “High Caliber Home of the Week” title. Truly, this house is a sight to be seen, and won’t be around for long. Why worry about hitting snags with financing when you could have a lender that takes pains to make sure your pre-approval and mortgage paperwork goes as smoothly as possible. That’s what Lisa Peters does at Caliber Home Loans. Find out more about her high-caliber service by calling her today.
