The Centrum hit the auction skids during the Recession

That’s right, thank them.  Buy them some chocolates and champagne … maybe a spa day. Why?

Because without the over-rotation on apartments that’s happening during this building cycle, your condo would be worth less.  Now, this doesn’t hold in the over-saturated, million-dollar end — in fact that part of the market has so much product, the Limited Edition was cancelled from a lack of interest and the Stoneleigh and Museum Tower are still far from full.  But in the price points most of us play in? Definitely.

You may recall when we wrote about the very first model unit at The Stoneleigh Residences, unit 3C, elegant and sophisticated, just like the Hollywood Glam 22 story residence building itself. The Stoneleigh Residences are filling up very quickly over off Maple Avenue at Wolf Street,  I toured #3C, built out by TriArc Construction, the condo building division of Crescent Estate Custom Homes.

Sold. Gone. New owners as of May 17. This home is 2691 square feet and went for almost $600 per square foot.

This is a brand new model unit at The Stoneleigh Residences, home to the most amazing common spaces and entertainment rooms in all of Dallas condo history. We know you were taken in with the all the Stoneleigh’s (most uncommon) common spaces such as the party room, a veritable 4,500 square foot ballroom (they call it a banquet room, I call it a ballroom) on the third floor that is available to all guests for large events and parties, without a fee, I might add.

Stoneleigh HOA’s are running fifty-three cents per square foot and include the use of more than 15,000 square feet of common spaces including the lobby, a bar, the aforementioned ballroom with an extensive catering kitchen attached, decked out bar with owner’s lounge, a quiet room, a 3500 square foot exercise center with spa, lockers and steam and dry sauna room, a private pool that is heated year round, conference rooms (3) a gas grill and fireplace and strolling lawn, including an area for pets. The 22 story Stoneleigh Residences has 75 units on the Dallas County Appraisal District records,  but less than 42 are left to sell and several are pending. At least six homeowners bought additional spaces to enlarge their original shell,and some are combining units. Sales director Donna Smith says most buyers are happy with 4,000 square feet.
