As one of East Dallas’ established and popular neighborhoods, Ridgewood Park sees houses fly on and off the market with lightning speed. Our Thursday Three Hundred was just listed March 12, and it charms from every angle. Don’t expect this house to stick around long!

Our Thursday Three Hundred is situated in the heart of the area, steps away from Ridgewood Park and the newly completed Katy Trail extension. It’s a short drive from White Rock Lake and all of the amenities of East Dallas.

Located near E. Lovers Lane and Abrams Road, the cottage at 6546 Axton Ln. is charmed and welcoming. It has two bedrooms, two bathrooms, and 1,385 square feet on one story, built in 1954.

Ridgewood Park Midcentury Every week, as I research this Tuesday Two Hundred column, and I can always count on finding lots of properties in the $200,000 to $300,000 price range in three Dallas locations: East of White Rock Lake, Northwest Dallas inside 635, and North Oak Cliff.

Certain neighborhoods rarely show up, like the location of today’s Tuesday Two Hundred at 6424 E. Lovers Ln. This Ridgewood Park Midcentury near Lovers and Abrams is in a sweet spot. It’s two blocks from Greenville Avenue and Central Expressway, 1.5 miles from White Rock Lake, 6.5 miles from downtown, and 8 miles from Love Field.

The number speak to the neighborhood’s desirability: Comps on nine nearby properties show an average price-per-square-foot of $205, and an average sale price of $320,436. This house is $170 per square foot, listed by Sandy Maltese with DFW Urban Realty, LLC for $299,900, reduced from $325,000.

Ridgewood Park is bounded by Lovers Lane, Abrams, Fisher Road, and the DART Blue Line on the south. The area feels friendly and safe, and an active neighborhood association hosts family-centered activities like an Easter egg hunt, block parties, Halloween gathering, and July 4th parade.

This house is right on Lovers Lane, which is a six-lane street west of Abrams, but narrows to two lanes east of Abrams, where the home is located. That’s good news for potential buyers, because it indicates less traffic. Across the street is an elementary school.

We all know the market is tight in Dallas. But when you’re looking for a home as a family, there’s another thing to factor in besides price and square footage: the schools.

Last year, Dave Perry-Miller Real Estate asked me to take a look at the neighborhoods around some schools that might be more unfamiliar to buyers who traditionally look around the Lakewood, Rosemont, Stonewall Jackson, and Withers elementary schools. The neighborhoods I showcased were in attendance zones for some of Dallas ISD’s great schools — albeit schools that sometimes get less attention than their more well-known counterparts.

This week, I’m going to repeat the feat, and show you some examples of homes you and your family can plant roots in — and attend a great school to boot.

All of the schools we’ll look at are rated “Excelling” in the district’s School Performance Framework, and many of them offer the things parents get excited about — two-way dual language Spanish immersion, International Baccalaureate, personalized learning, and the like. (more…)

Single mom and attorney Jennifer Kilpatrick is a Dallas native and Ursuline Academy grad who moved away in 1992. After a divorce in 2016, she and her son moved back to North Texas, renting an apartment in The Village. She wanted time to find a new house in this competitive market, and focused her search to the area in which she grew up.

“I began searching for a house a few months ago, and wanted to buy a house in east Dallas, since I grew up in Lake Highlands and Jack goes to school at St. Thomas Aquinas,” she said. “I confined my home search to Lake Highlands, Little Forest Hills, Lochwood, and Ridgewood Park (and small, ill-defined neighborhoods around those places).”
