It’s another great way to get in touch with us, to see what we’re featuring on the site, and to show us what you’re up to — which is exactly what Kate Walters with Allie Beth Allman & Associates did last week when she pitched us this gorgeous Lakewood hip pocket.

What’s a hip pocket listing? It’s a home that’s for sale, but isn’t listed in the MLS, nor will you find it online on the likes of Zillow, Redfin, etc. Sellers sometimes go this route to protect their privacy, or to test the waters of the market, or even just in the hopes of generating more interest in the home in a market that might be getting a bit saturated.

Hollywood Heights

It’s not every day you find an adorable yet sexy Hollywood Heights home smack dab in one of what many consider to be the neighborhood’s best blocks. Add the news that it’s in the Lakewood Elementary attendance zone, and suddenly your ears perk up.

So, of course, we immediately fired off an email to Realtor Joe Kacynski of David Bush Realtors to find out about his new hip pocket at 6918 Hammond Ave., right in the infamous “Hammond Cheese Society,” a group of neighbors who are responsible for the bustling social life present on the street, and in the neighborhood.

“This amazing home is over 2,020 square feet, with an additional 400 square feet of quarters over the garage,” Kacynski said, adding that “6918 Hammond is one of the exemplary homes in Hollywood Heights.”

We’ve loved this Highland Park Colonial at 4511 Arcady Avenue for a long time. It reflects that all-American style that movie companies love. Look at the houses used as film locations for Father of the Bride, Home Alone, Baby Boom, and even The Amityville Horror. Hollywood loves a Colonial. A recent question in Quora posed, how do you find a home in this tight RE market before it hits the market?

Answer: Christy Berry. Berry tells me she has a hip pocket that is to-die-for great on Centenary in University Park that you might want to take a gander at: five bedrooms, four and a half baths, entertaining space galore and one of the prettiest HP pools I have seen. Asking is $2,349,000.

“The home is not going on the market until next week,” says Christy. “And it’s on one of UP’s most prestigious streets, with a Larry Boerder architectural pedigree.”

You won’t find this baby in MLS, no sir, she is a Hip Pocket with Brian Davis over at Dave Perry-Miller. I just happened to spot her and nabbed her for a quick post. I mean, how damn cute can a house get and be so historical???

Here is what I know… it’s a three bedroom, two bath of 1800 square feet listed for $407,000. That master closet looks pretty nice, even though it is crammed (oh you should see my closet, no you should not!) and I am loving the redone master plus that kitchen!118 WH porch
