Chapel Downs HomeDallas houses built in the 1960s aren’t generally known for their wide, open floorplans. But it’s a top “want” on today’s buyer wishlist, so a renovation that makes it happen is a smart choice.

Today’s Thursday Three Hundred shows us a wonderful example of taking a 1966 house and reworking the interior to be spacious and open. The house at 10039 Pensive Dr. in Northwest Dallas is four bedrooms, 2.5 bathrooms, and 2,303 square feet. The common spaces—living room, dining room, kitchen, breakfast area—have had almost all interior walls removed to make one huge room. What a difference it makes!Chapel Downs HomeIt’s located in the Chapel Downs neighborhood, a community of 334 homes established in the early 1960s. According to the Chapel Downs Neighborhood Association, the majority of homes in the area are single-story ranch-style homes ranging from 2,000 to 2,500 square feet. The neighborhood is characterized by pleasant homes with comfortable front, back, and side yards with mature trees and plenty of green grass. The borders of Chapel Downs are loosely Walnut Hill Lane on the south, Webb Chapel Road to the East, Carry Back Circle to the North, and Goodyear Drive to West.

Fun fact: The original neighborhood developer was a horse racing fan and named many of the streets after winning horses at the Kentucky Derby, like Carry Back (1961 Kentucky Derby and Preakness), Citation (1948 Triple Crown Winner), Venetian Way (1960 Kentucky Derby), and Pensive (1944 Kentucky Derby and Preakness Stakes).

The overall feel of the house is fresh, modern, and bright. This beauty is newly listed by Philip Hobson with Berkshire Hathaway HomeServices PenFed Realty Texas for $349,000.

Today’s Thursday Three Hundred at 9463 Green Terrace Dr. is a traditional ranch located on a secluded cul-de-sac in the heart of Midway Hollow (the boundaries are Marsh Lane on the west, Walnut Hill on the north, Midway on the east, and Northwest Highway on the south).

midway hollow homeAs Dallas Realtor Douglas Newby notes, “Midway Hollow has drawn young professionals and families from across the city who enjoy good architecture, large lots, tree shaded streets, and the vibrancy of a neighborhood being rejuvenated. Fine private academies such as Ursuline, Hockaday, and ESD are very close.”

From the manicured landscaping to the artfully appointed interior, this home feels polished and complete, with three bedrooms, two full bathrooms, and 1,973 square feet. It is newly listed by Mark Storer at Allie Beth Allman & Associates for $398,000.

Stephan SardoneParting is such sweet sorrow. At least it is for us at CandysDirt when one of our favorite homebuilders puts his sensational reno on the market.

Stephan Sardone, owner of Sardone Construction, took the L-Streets house at 10229 Linkwood Dr. in Lake Highlands to the studs and reimagined the space entirely. What emerged is extraordinary—we’ve written about it twice, here and here.

“We essentially demolished its entire insides and redesigned it into an open concept that maximized every inch of the home,” he said. “We were able to fit three full bedrooms and two full bathrooms—and the master bath is really large—as well as an incredible open living space and nice-sized kitchen.”

Stephan SardoneTo make this house happen, Sardone partnered with Larry Paschall of HPD Architecture in Oak Lawn. Together, they totally overhauled the 1,320-square-foot interior. They moved all interior walls, changed the layout of the space, and created a vaulted ceiling with wood beams by pushing out a gable on the roof.

Sardone’s abode served both as a home for him and his wife, and as a contractor showcase to show potential clients just how to create a smart, efficient design. It was a no-brainer to choose it as today’s Thursday Three Hundred. It was listed Friday by Michael Cassell at Gilchrist & Company Real Estate for $379,900.

9911 Estate Ln If you want to see the power of a smart renovation to increase a home’s market value, look no further than today’s Thursday Three Hundred, a Lake Highlands reno at 9911 Estate Ln.

This ranch-style house sold in August 2010 for $190,000. Today, it’s listed by Travis Finlan at Ebby Halliday for $350,000.

Obviously, the market has changed dramatically in the past five years, and the increase also reflects the popularity of the Lake Highlands area. But the renovation helped change it from a dud to a stud.

This 1962 home is a 3-3 with 1,753 square feet, located in the North Lake Estates neighborhood near Audelia and Walnut Hill Lane. The house is zoned for Richardson ISD, consistently ranked near the top of all Texas school districts.

The updates started with a total interior gut and larger overall footprint that includes hardwood floors, granite countertops, stainless steel appliances, customizable Elfa shelving, low-E windows, tons of storage, and a hardwired security camera system with smartphone viewing capabilities. Let’s take a look inside.
