I became more familiar with the Bent Tree Royal neighborhood up north of Bent Tree Country Club when I was running for Dallas City Council last spring. The area is amazing, and I instantly knew the real estate would be worth writing home about if a home ever became available there.

And it finally did! 17310 Club Hill Drive sports the best of what this neighborhood is all about. Sleek contemporary homes built into a bluff, many with updates, most facing the golf course greens. But the maintenance is practically zip, save for bushes and a few trees.

To make it even better, Bent Tree Royal is tucked away between two creeks, with winding streets and TONS of mature trees. It is nesteled between Preston Road and the Dallas North Tollway off Westgrove, which at one point sounded oh so far north.

But now, with all happening in Plano and at Legacy, this area is a most perfect location to jump north OR south. DFW is a hop skip jump off George W. Bush, and The Star is just up the Tollway.

Homes RARELY come available up here, because the location and bones are so great.

17310 Club Hill is a contemporary home with sleek architectural moments everywhere, fantastic spaces, and mega million-dollar views. And the location only gets better with the years. The size is so right: four bedrooms, three full bathrooms, one half bath, two living areas, two dining areas, and 4,557 square feet on two stories. The home was built in 1980, when most of this area was developed.

But this home is far from the ordinary Bent Tree home. 17310 Club Hill features a 55-foot entry gallery with marble flooring and marble shoe molding, flanked by a formal sitting room (or music area, or whatever you want) and dramatic opposing skylights. Oh the light in this house! A wall of windows overlooks a private courtyard with SWEEPING views of the 15th fairway of Bent Tree, White Rock Creek, and even Preston Trail Golf Course from the upper balcony. The courtyard has plenty of space for private outdoor entertaining.

May I remind you, that golf course is a pastoral wonderland of green you will never, ever have to maintain. It’s like a free view.

The home is updated from its 1980 heritage in just the right places: kitchen is a custom contemporary dream with a butler’s pantry, granite countertops, huge island, stainless everywhere and a Thermador Professional Series six-burner gas cooktop. There’s more: dual dishwashers, ovens, sinks and refrigerator. The family room boasts a large gas fireplace and media center, home to the full house sound system and speakers. Down the travertine hall is a nice bar that can be tucked away, accessible from both the master and the formals.

Speaking of the master suite, well, let’s just say it’s Valentines Day all year round! The bedroom is spacious and loaded with built-ins, including two desk areas, one of which could easily become a coffee bar. Then there are his and her baths, a walk-in closet, plus dressing area with six built-in and well lighted double wardrobe closets. Two other bedrooms plus a fitness studio are downstairs with a Jack & Jill-type bathroom. The homes along this golf course were thoughtfully built into a bluff, hence the homes all have great topography. Like a reverse two-story, the glass staircase down affords guests or children a bit of privacy.

Another benefit of that topography: There is a large hidden panic room/safe room/lined in cedar closet for safety from storms or just hiding valuables and weapons, if you are so inclined. The safe room is located off the main closet in the secondary downstairs junior suite, at back of huge walk in closet. There is a removable shelf for access.

And the backyard! Just large enough to hold a party while you watch a course someone else maintains. The large, private courtyard spans the length of the gallery, with cantilevered stairs and landings lead down to the lower covered patio and the golf course.

This home was listed February 5 with Jacqui Bloomquist , Coldwell Banker Apex, Realtors for just $935,000. HOA fees are $600 quarterly, or $2400 a year. True, the bathrooms may need some updating, but it’s surface facade only: all fixtures are Hans Grohe and the creamy travertine is always stylish.

The windows along the entry gallery and spanning the back of the home give this home a “Glass House” movie semblance. It is also exceedingly bright inside with a generous dose of skylights: huge skylights are over the kitchen island, surrounded by lights, and there are the two large ones on opposite sides of the foyer entry way. There is one in each master bath (his and hers, recall) and also over one master bedroom desk. The home is like living in an atrium!

And it was truly built for entertaining: the upstairs wet bar is centrally located, and there is a lower level wet bar/Butler’s pantry with refrigerator leading out to the downstairs covered patio. Two exterior party spaces, too, up or down in the courtyard.  The home has one-touch lighting controls, and the guys will LOVE the garage complete with Man Cave: a  huge, climate-controlled work shop with tons of power and storage off the back of the garage, as organized as a surgical suite, and even a sink to wash up. Mama will love that!

Golf, two bars, his and her master baths, and a man cave in the garage: as Jack Nicholson would say, that’s as good as it gets!

One really needs to just BE in this house to understand how stunning & spectacular the views are. It takes you to another place all together. Even the winding road leading to the house feels almost like you’re on a cliff at some points. It will be home to one lucky owner!
