Jonathan Rosen with The Collective knows a thing or two about selling luxury homes. He has just closed a deal on  3925 Centenary Avenue in University Park in two days. Now you may think ho-hum, OK. Well my dears, this is a $5.85 million sale! And we repeat, he went to contract in two days.
Let’s go over some statistics from our favorite resource, the Real Estate Center at Texas A&M University. According to their most recent October stats, there were 10.5 months of inventory in the luxury (over $1 million) market. So, think about that — it takes almost a year to sell a luxury property. There are 1,455 active listings in that category, and the median close price is only $1.3 million. Are you getting this?

Rosen sold a multi million-dollar property in two days. How?

It’s simple. “There is money in the market for luxury homes that are classic, with a high level of sophistication,” Rosen said. “This home is timeless — people are looking quality over quantity, and they are willing to spend on that quality. I’ve never had more showings this quickly at this price point. We definitely have the buyer base for luxury homes that are well done.”

This modern colonial home was designed in 2014 by architectural genius Christy Blumenfeld and built by luxury custom home builder Tatum Brown. Morgan Farrow did the interiors. Owner and Realtor Robin McMonigle added her touch to the triumvirate of talent resulting in what can only be called a home run of creativity.

We’ve often mentioned how a colonial represents the all-American home. It speaks to our heritage, and by putting a modern twist on a traditional look, it appeals to a broad buyer base. With 8,155 square feet, five bedrooms, five bathrooms, and two powder baths, it’s a perfect family home. You’d be hard-pressed to count the windows but suffice it to say you will never lack for natural light in this house. The modern spin on the home is fully realized in the glass-enclosed sitting room, which by all accounts is everyone’s favorite spot.

The backyard features a rectangular lap pool, guest cottage and our favorite thing, artificial turf. Seriously, why does anyone lay sod today?

While this one has been snapped up, Rosen and The Collective have a few other luxury homes you may want to take a look at, quickly, because his luxury properties are moving fast!

One could argue it was sold so quickly because it was underpriced.

As long as buyer and seller satisfied, it was the right price.
