    Only $416 a month in HOA’s? What else do you get besides the exterior maintenance? HOAs are crap, and anything that high (although I know places in Turtle Creek with $1,600/month fees) is a crime.

      That does not sound too bad, actually, especially if it includes utilities. The agent will weigh in. We squawk about high HOA’s (me the loudest) but then, I am sitting here writing thousands in checks for maintenance and repair on my home that would probably make $4992 (one full year) a bargain. One new AC unit is $5600.

      The vast majority of new construction is part of an HOA whether it’s single-family homes in planned communities, high-rises or townhouses. When you’re living in a group, HOAs are needed to keep things looking good and consistent. Imagine living in a row of four townhouses and one is owned by a hoarder with crap spilling out onto the driveways and shared spaces. Without an HOA, the other owners have little leverage to keep that owner in line. Even without a hoarder, imagine one owner decides to paint their home Pepto pink. Again, without an HOA you have no recourse. Things like this impact the value of your home.

      Beyond that, shared maintenance and insurance is also better and more automatic.

      This is a townhome community and the $416 ($0.20 per foot) will not include utilities. But the $1,600 fees on Turtle Creek likely do (or the condo is very large). For example, I pay ~$1,250 for 2,000 square feet that covers all utilities, including TV and Internet, plus a pool, gym and 24-hour security. That’s in addition to all building maintenance and insurance.

      Now, HOAs are OK in a perfect world, but HOAs are made up of people and they can be self-serving tyrants that live to make everyone’s life miserable. But they don’t have to be. And when they are, you can vote them out. Being in an HOA means being plugged in.

    When I was a 23 year old bachelor in Dallas making 60K a year I would not have been able to afford a $450K condo. Hell even a bachelor making $120K would have a hard time paying for this thing and a Porche.
