Forget Curb Appeal! Midway Hollow’s 3939 Van Ness Lane Serves up Court Appeal

It speaks volumes about the state of my own home that I’m deeply attracted to property with killer outdoor living spaces. This post-war traditional in the heart of Midway Hollow may not be much to look at from the front, but just wait for it, folks. The backyard is everything.  And I’m going to make you wait until after the jump for it. You won’t even be mad, it’s just that good. With three bedrooms and two bathrooms, 3939 Van Ness Lane is listed by Justin Farmer with Briggs Freeman Sotheby’s International Realty at $615,000.

At 1,653 square feet, the home itself is not huge. But for the most part, it’s bright and well-renovated and that in and of itself cures many ills. With warm hardwood floors, the open living area is clean and contemporary, with modern lighting and in-ceiling surround sound. No complaints there! Anchored by an attractive fireplace, it flows nicely into the dining area and on into the kitchen and, oooh, there’s a glimpse of the backyard!

The kitchen is staged with a wee breakfast table, but that doesn’t seem at all practical. I mean, it breaks up the natural path to the back deck. You’d be tired of that dance before you ever moved in.  However, what does seem very practical is that wall of storage. Smart storage makes up for a lot when it comes to kitchens on the small side. And while this kitchen may not be grand, it is sleek and well laid out. Thumbs up!

The master bedroom looks spacious and offers sliding glass doors to the back deck. It, too, features hardwood floors, modern lighting, and surround sound. The master bathroom leaves quite a bit to be desired, but that’s just opportunity in disguise! It wouldn’t be too arduous to put your own touch on this space (double vanities! A huge walk-in shower!), starting with the tile. Please, start with the tile.

The hall bath, on the other hand, is very nice. As are the other two bedrooms. All well and good. Let’s go to the backyard!

I told you it was good. It’s so good it almost makes you forget that bathroom tile, right? The pool area is lovely, and features a spa and loads of room to lounge on the stone patio. And that outdoor kitchen is very, very nice. The wood-slatted ceiling is a particularly nice touch.

Oh, hi. Here’s the sand volleyball court. Because this lot, at just under half an acre, is massive.

This is the kind of entertaining space that neither you, nor our friends will ever want to leave. But that’s okay! There’s a guest house! With space to grab a little downtime and sleep off the sun, or sort out whose turn it is to serve, your friendships will stay intact.

    “The master bathroom leaves quite a bit to be desired”

    At $372/sqft in that neighborhood, a buyer shouldn’t have to even think about updating or fixing anything. The home should literally be in perfect condition. And by the look of the flagstone, tile, and coping surrounding the pool…that will need to be updated in the near future. Not to mention the condition of the plaster might also be suspect. At $372/sqft? I think not.
