Ridglea Hills Contemporary Offers Style and Value Inside and Out

Searching for a story idea, I ponder, “What’s available and charming for $250,000?” Answer. Grim. Very little.

Any Realtor will confirm that inventory is stubbornly scarce in that price range. For just a bit more there is Fairmount. But we’ve gone a bit heavy on Fairmount of late. How about an area we haven’t covered lately. Mature trees would be nice. Would good modern design with less-than-celestial pricing be out of the question? I comb listing after listing. Next page. Scroll, scroll. Finally and happily I land at 4325 Hyatt Court in Ridglea Hills.

The curb appeal is off-the-charts tremendous. The modern stucco structure is embedded in picture-perfect landscaping of tall trees, native shrubbery, and sages that remind one of Santa Fe. Strong blocks wrapped by walls meld with the environment by way of an emphasis of horizontals which hug the ground.

The entry vestibule is illuminated from above by skylight and side lights on either side of the front door. The beautifully proportioned living room occupies nearly one entire block of the three-bedroom, two-and-one-half-bath house. The impression is one of sweeping, ample space created by 10 foot ceilings and fenestration on both front and back. The brick veneer floor adds a bespoke design element

The dining room has a wall of windows with views of the lovely back garden. A built-in maple side board runs down the opposite wall.

With so many custom touches, it comes as something of a surprise to find formica countertops. Nevertheless, the wide galley with generous floor-to-ceiling, slab-doored maple cabinetry has a clean, contemporary freshness.

A long wet bar is stocked with sink, ice maker, and dishwasher.

The master bedroom suite has the second fireplace, centered on a wall separating it from a small sitting area. Light oak covers the bedroom floors and are consistent with the modern ambience of this 1977 build. A secondary bedroom looks into its own private courtyard. Interior and exterior walls look sound and show few signs of settling.

Landscape and hardscape in the back maintain the same high standard as in front and has a feeling of complete privacy. There is a fetching pergola for al fresco dining. Priced at slightly higher than the average $165 square foot for Ridglea Hills, the 2,335-square-foot residence sits on a large third of an acre lot and offers exceptional style for the price.

Maybe it’s the years I spent in El Paso, but this home is pretty appealing. Nice find!

Agreed and thanks. I think it’s a great house for the price.

Update. Apparently I wasn’t alone in finding value in this property. After only four days on the market and lots of traffic, it went under contract.
