Are Townhomes The Future of Dallas Urban Living? We Wouldn’t Object!

Townhomes are growing more and more popular in Dallas, as more larger, older homes are scraped and subdivided into blocks of three-story townhomes.

This community, located just off of Knox and Cole, features a contemporary facade and really beautiful interiors. And at $415,000, this lovely townhome is perfect for those who want a walkable, urban location with access to great shopping and restaurants with a reasonable price tag.

Right when you walk into Unit No. 3 at 4625 Cole Ave., this 1,530-square-foot, two-bedroom, two-and-a-half-bath home immediately impresses. There is a two-car garage plus a carport from which you can enter the foyer. The museum-finish walls are punctuated with perfect large-pane picture windows with views to the small, private side yard.

In the living area, the architectural details shine, including gorgeous exposed beam ceilings, a floating staircase, maple hardwood floors, and a wide open floor plan that makes every square foot count.

In the kitchen, granite countertops cap European engineered cabinetry, says listing agent Joe Gall of Ebby Halliday Realtors. Stainless steel appliances, including a gas range and refrigerator, look perfect in the space. My only quibble is that the cabinet hardware feels a little bit pedestrian for such a beautiful unit. The buyer can put their mark on it with something a bit more distinctive, we think.

Both bedrooms and full baths are on the third floor, with the master sporting super-tall ceilings and a 16-by-13 floor plan. The master bath echoes the finishes and cabinetry from the kitchen and second bath, but there is one brilliant feature that I wasn’t planning to see in this 2004-built unit — a stackable washer and dryer in the master closet. BRILLIANT!

I think it’s so exceptionally smart to put the laundry facility where the clothes are. Honestly, with all of the strides in noise control and water efficiency, putting laundry rooms in dedicated utility areas on the first floor of three-story townhomes doesn’t make sense at all. Who wants to climb stairs with a laundry basket in their hands? It’s like begging for a twisted ankle!

Besides the cute little side yard, which has lovely astroturf and a small patio area, there’s also a balcony. Truly, we’re impressed with this 12-unit townhome property and we’re sure this unit will sell quickly!

I hope the homeowners association has a nice reserve to replace the cracked cement board exterior siding.
Upon inspection one might not even be able to get financing
