In DFW, the real estate community is a tight-knit group, and I’ve got the scoop on a big move from one of the movers and shakers.

Ebby Halliday Realtor Dennis Hammett is moving from the Lakewood/Lake Highlands office to Ebby’s Little White House this week! He’s making this strategic move to  establish a stronger presence on the west side of 75, starting Jan. 16.

“In order to be more competitive in the luxury markets west of Central Expressway, I have made the decision to make this move,” Hammett said. “This decision was not easy for me and has been filled with a range of emotions because the Lakewood/Lake Highlands family and staff has been the pillar of my success and there are no words to express my appreciation.”

Said Keith Newman, sales manager of Ebby’s Little White House: “We welcome Dennis to the Little White House. He has a proven track record of success that will serve him well as he continues to provide exceptional sales experiences to his valued clients.”

If you remember, Hammett was the 2014 “Rookie of the Year” at Ebby, a well-deserved accolade for a rising star. He’s made his mark in the East Dallas market: Dennis has been named the 2015 Lakewood/Lake Highlands No. 1 Top Producer, a 2016 Lakewood Top Producer, and both 2015 and 2016 D Magazine Best Realtor and Top Producer. All this in his first four years in the real estate business! Can you say natural talent?

Much is said about creating curb appeal when you put your home up for sale. But is it really that important in our sizzling real estate market? And what projects will get the biggest bang for the buck and attract the right buyer?

Why not ask Realtors? They’re on the front lines with buyers, hearing comments and seeing what works and what doesn’t.

“Curb appeal is one of the most important factors when it comes to the marketing of your home,” said Brandon Travelstead, a Realtor with Dallas City Center Realtors. “It’s all about what the potential buyer sees when they pull up out front, get out of the car, and walk to the front door—you really have 30 to 45 seconds to capture that buyer’s attention before they form their first impression.”

Dennis Hammett, Ebby Halliday’s 2015 “Rookie of the Year,” considers curb appeal one of his areas of expertise and offers specific recommendations for clients.

“I work with a wide range of buyers, sellers, and investors in the readiness and prep to get the most of the home’s appearance,” Hammett said. “Whether listing a $200,000 or a $2-million property, you only have one chance to make that first impression—I’m always looking for that ‘wow’ factor that will attract potential buyers.”

When Dennis Hammett sold this 9th-floor Warrington condo to Douglas Bradford, it was dated and closed-off. But the views, they were spectacular. Today it is a completely different high-rise unit.

Personally, this story just amazes me. Designer Douglas Bradford bought this 9th-floor unit inside the Warrington just last year. While the interiors were dated and the rooms closed-off, Bradford saw the potential in the size of the unit and the amazing views offered by the three over-sized terraces.

And now Ebby Halliday Realtor Dennis Hammett — the same Realtor who sold Bradford the unit — is listing it again. However, this is far from the same high-rise, as Bradford has taken the entire unit to the studs and made it a swanky, luxurious home that will impress.

Bradford wanted the kitchen to be the nexus of the unit, which completely transformed the feel of the space. Out came the peninsula and cabinetry.

This tub was replaced with a far more sophisticated version that will allow you to soak in the water and the views at once.
