luxury buyers

Luxury buyers’ needs are very different than they used to be. Once known as a birthright, luxury today is primarily defined by a lifetime of hard work. For affluent consumers worldwide, the No. 1 goal in life has become fulfillment – at work, at home, and in their personal development. This evolution in personal goals has impacted the market for fine objects, real estate, experiences, and services.

No one knows this better than the people at Luxury Portfolio International, the luxury marketing arm of Leading Real Estate Companies of the World and the Ebby Halliday Companies’ partner in marketing luxury properties.

Perhaps the person best positioned to explain this change is Luxury Portfolio International Executive Vice President Stephanie Pfeffer Anton. She recently presented an informative update on the global luxury market and new marketing tools to approximately 250 Associates of Ebby Halliday Realtors, Dave Perry-Miller Real Estate, and Williams Trew Real Estate.

Bud Oglesby Townhome in the Heart of Oak Lawn | CandysDirt.com

Bud Oglesby’s architectural work is a Dallas treasure, and we have lots of it. Today’s Tuesday Two Hundred is a Oglesby-designed townhome in the heart of the Oak Lawn neighborhood.

Located at 2727 Hood St. Apt. 107, this townhome is a midcentury modern masterpiece, built in 1964 and extensively updated in a way that adds to the character of the era’s architecture and adds the kind of modern amenities buyers love. And it’s well under $300K, so don’t expect this one to stay on the market long.

The design is contemporary, with an open living and dining room, a dreamy kitchen, and gorgeous bathrooms. This unit has two bedrooms, one full bathroom, one half bath, and 972 square feet on two stories. Let’s take a look!

Dallas Arboretum

Something I’ve seen time and again in my years in Dallas real estate is what good community players most Realtors and brokerages are, bringing support to a multitude of nonprofits and other worthy causes.

Dave Perry-Miller Real Estate always impresses me with their charitable activities and sponsorships around DFW. One of their longest-tenured relationships is with the Dallas Arboretum and Botanical Gardens in East Dallas. What a difference they make!

“We are so honored to have Dave Perry-Miller Real Estate support the Dallas Arboretum,” said Mary Brinegar, President and CEO of the Dallas Arboretum. “The firm’s continued generosity has allowed us to offer so many seasonal opportunities for those who visit us.”

The relationship is many years strong, said Marketing Director Catherine Chastain, who heads up sponsorship opportunities for Dave Perry-Miller Real Estate.

“We’ve been working with them a long time — it’s probably one of the nicest family places in Dallas, where people can spend time outdoors enjoying nature,” said Chastain. “I grew up in that area and I can see how much it’s grown and the Arboretum has been a steady presence for many years in East Dallas.”

Julie Provenzano

Real estate is a business of relationships, and no one knows that better than Julie Provenzano, a Realtor with Dave Perry-Miller Real Estate and founder of The Provenzano Group. She’s the official Realtor for the Dallas Stars, handling real estate transactions for all players and management.

“Our business philosophy centers on the relationship more so than the individual transaction,” she said. “Long after the deal closes, we continue on a resource for our clients, whether they need contractor recommendations or resale opinions on remodeling projects. We want to create long-term value with them.”

In addition to The Provenzano Group serving as agents for the players and their families, Dave Perry-Miller is a sponsor of the Dallas Stars, and the official real estate firm of the team. The luxury service that the brand embodies is a perfect fit for the partnership.

“We strive to offer concierge services for the team just as we do for other relocating clients,” Provenzano said. “A move can mean a major upheaval for a family and we try to smooth that transition as much as possible. We take that responsibility seriously and many of our clients become personal friends through the process.”

preston hollow

The five-bedroom home at 6739 Lupton Dr. in Preston Hollow is offered by Ebby’s Penny Rivenbark for $2,399,000.

I’ve lived in Preston Hollow for many years and I think it’s one of the most special neighborhoods in Dallas. With oversized lots and tree-lined streets, it has an out-of-the-city feel, but you can get anywhere in town with ease because of its central location, just six miles north of downtown. Fifty six of the acres that make up the neighborhood used to be a dairy farm, and it still has that country feel: did you know that if you have an acre or more in Preston Hollow, it’s grandfathered in that you can have horses? One resident who takes advantage of that is former President George W. Bush!

Of course, you can’t talk about Preston Hollow without noting the incredible, landmark architecture located in the area. These are some of the most impressive — and expensive — houses in Dallas, many of which are estates and mansions.

When it comes to selling Preston Hollow, Ebby Halliday Companies sold one in three homes in the area in 2016, according to MLS data, the industry gold standard for measuring market share. Ebby Halliday Companies, which includes Dallas-based Ebby Halliday Realtors and Dave Perry-Miller Real Estate, as well as Fort Worth-based Williams Trew Real Estate, sold 571 homes in Preston Hollow, garnering an astounding 28.5 percent of the market by units. The nearest competitor sold 10 percent. Even when broken down by individual brands, Ebby’s two Dallas-based brands lead all competitors in Preston Hollow.
