Some of the best pre-sale renovations owners can do on older homes is to make sure they have things today’s buyers value: more than one bathroom; an updated kitchen with new fixtures and appliances; an open floorplan; and a fresh, updated look everywhere.

East Dallas real estateDave Perry-Miller Realtor Scott Kaserman thought the sale on his East Dallas listing at 6051 Penrose Ave. was a done deal when they inked a contract yesterday. But today brought bad news.

“It went into multiple offers and under contract yesterday, only to come back on this morning because the buyer got cold feet,” he said.

So that means this darling Burghers Ballard cottage, located near Mockingbird and Skillman, is back on the market. Winnetka HeightsFor people interested in homes with stories and personality, the Winnetka Heights neighborhood in North Oak Cliff offers hundreds of beautiful examples.

Today’s Thursday Three Hundred is a Craftsman bungalow at 214 N. Edgefield Ave., near Davis and Polk streets. Built in 1924, it has doubtless seen generations of people sit on its wide front porch, looking out at the arching shade trees that line the street.

updated lake highlands

“Home is the nicest word there is,” proclaimed pioneer Laura Ingalls Wilder, and we agree with the sentiment. It’s particularly true when it’s a house as lovely as the updated Lake Highlands home at 10836 Ferndale Rd.

Old Lake Highlands MidcenturyHome sales in North Texas broke a record last month, with more than 10,500 sold in June, shattering the previous record by 1,000 houses. East Dallas is faring particularly well, with sales up 10 percent from last year, according to the latest sales figures from the MetroTex Association of Realtors.

Today’s Tuesday Two Hundred takes us to a property East of White Rock Lake that helps us understand why homes in the area are selling in 22 days on average. (I’ll bet this one goes under contract even faster than that.)Old Lake Highlands MidcenturyThe Old Lake Highlands midcentury at 703 Kirkwood Dr. is newly listed and sits on a heavily treed corner lot, walking distance from White Rock Lake. It’s a 3-2 with 1,632 square feet, built in 1955 and listed by Jan Chavoya at Ebby Halliday Realtors Frisco for $299,700. (The owners recently updated the electrical panel and security system, too.)

MetroTex reports that the average price now for an East Dallas house is $399,230 (a 19 percent increase over last year), so this is a find at under $300K. Let’s look at the updates and features that make this midcentury house a gem.

junius heights tudor

Today’s Thursday Three Hundred is a rare treat. This Junius Heights Tudor, located just south of the heart of Lakewood at 731 Lipscomb Ave., charms with its vintage curb appeal and original details throughout the interior.
