Get Prime Location, Rare Finished Basement In This Newly Listed North Oak Cliff Home

The reason you don’t find basements in DFW is because our clay soil moves too much and building one is usually cost prohibitive. But in North Oak Cliff, there are a few. The house at 924 Lausanne Ave. in the Kings Highway Conservation District has a finished basement that adds about 650 square feet to the home, which is 2,144 square feet.

Built in 1921, this house has three bedrooms, two full bathrooms, and a half bath. The current owners bought it in 2013, and love it dearly, but a job offer out-of-state is too good to pass up. So it’s on the market as of Oct. 30, listed for $299,000 by Kay Wood with Briggs Freeman Sotheby’s International Realty.

They’ve made a lot of updates, and there are more that could be made—this house has big potential. Additionally, it’s walking distance to restaurants, Stevens Park Golf Course, and the Kessler Theater, so location is prime (and check out the stately million-dollar homes just one street over).

This home is in the Kings Highway Conservation District, bounded by Stewart Drive on the north, Davis Street on the south, Tyler Street on the east, and Mary Cliff Road on the west. The history of the Kings Highway District is interesting—it used to be cotton fields, and the development of nearby Winnetka Heights soon moved to this area.

It started with the construction of numerous apartment buildings for the residents awaiting completion of their new homes in Winnetka Heights. Platted as Oak Cliff Annex, the area was designed along the unique diagonal thoroughfare of Kings Highway…Many of the original 1910 apartments remain, but it is the diversity of the area that is so appealing. While much of the neighborhood has a 1920s middle class feel with single family Craftsman bungalows, Kings Highway is lined with examples of Tudor, late Queen Anne, Neoclassical and Prairie-style homes. Many of the smaller houses have been restored, but a number of the larger two story homes await creative hands to bring them back to their original splendor.

All of the first floor has beautiful hardwood floors (except bathrooms, which maintain their original vintage tile). This is a spacious area, with period details like those fantastic doorway arches. The terra cotta painted wall is on the the stairs to the basement, and a large bay window out to the front. It’s style is outdated, but the bones are great, and this is a large space with lots of storage. The master is large, measuring 17-by-13, and has beautiful architectural detail in the ceiling and woodwork. The second bedroom measures 11-by-10. This could easily be a mother-in-law suite with an added kitchenette. Three different doors from the basement lead to the spacious backyard, one of which is from the bedroom. The basement also has a full-size bathroom and built-in cabinets.

The lot is 7,797 square feet (0.18 acres), the bulk of it in the backyard, which feels welcoming with mature shade trees and a small patio. It has a privacy fence along two sides, and room for a swimming pool, if the next owners are so inclined.

    While I see this was posted several years ago, I just came across this listing today while googling the address. I did this as I’m researching my family history and my grandmother, Mrs. Mattie Harper Leach, lived here in 1949. Not sure of for how long but it’s wonderful to come across these pictures!
