This darling doll house of a home — in University Park! —belongs to one of the most successful bloggers in Dallas, Cynthia Smoot of Oh So Cynthia! fame. It just came on the market and I know you will think this is a leftover April Fool’s joke but, really, 4,000 square feet for under $1.2 million it is!

Truth be be told, Cynthia and I are friends! We both worked at D Magazine Partners, then left to started our own blogs right about the same time. Cynthia has always been one of the most brilliant marketers in town, and we each saw through the weeds to the marketing potential in blogging. While CandyDirt.com focuses on real estate, Oh So Cynthia! covers just about everything lifestyle and is read by everyone in the Park Cities and Preston Hollow. And I do mean everyone.

Oh So Quaint: This home was built in 1939, so it maintains all the charm and delight of a period home. It was gutted on the inside in the late 80s and then again in 2004, when the Smoots moved in. So you get a period home with a modern home tucked inside. And I think I want to eat that stone around the front door, but my champagne glass is waiting …

Oh So Southern: I always knew she lived in University Park, but now that I see all of Cynthia’s gorgeous, picture perfect home, I am even more impressed. It is a veritable dollhouse with space galore, gardens, and so much charm you can almost hear Dolly Parton graciously sweeping through the set of Steel Magnolia’s. Plus it’s located on one of the most friendly streets in the Park Cities.

This is a double-block, which provides amble long stretches of sidewalk, perfect for letting your littles ride their bikes or scooters,” says Cynthia. “We live on an incredibly social block so there are always people out front wanting to hang out for an evening cocktail while the kids play. You don’t want to sit all alone in your backyard on this street, you want to enjoy the community that is right outside the front door!” 

Oh So Gorgeous: From the moment you walk in the door, the home is decorated to the hilt. It has just under 4,000 square feet (3,875), perfect for a small family or an empty nester couple, which is why I am eyeing it. (Kidding! But the price is so right! And you know how addicted I am to great houses.) The home also has high ceilings, which gracefully accent Cynthia’s tasteful wall colors. Another huge plus that will make this pup fly off the shelves: all bedrooms are downstairs, and very well sized.

I don’t know how she did it, but Cynthia managed to get in an extremely spacious kitchen with rich cherry cabinetry and gleaming stainless steel counters with more storage than I’ve seen in Vaquero spreads. The laundry room is downstairs, also full of storage. Cynthia knows you can never be too thin, too rich, or have too many closets. The kitchen opens to both the family room and the breakfast room. There is a formal dining room and get this, a study downstairs. In all, there are four bedrooms, five full and one half bath, and the second floor is a dedicated game room, or exercise room, or additional bedroom with a full bath. Or whatever your heart desires. The floors are rich hardwoods, with some marble.

    I like the outside, but it needs some updates. Maybe it’s the furniture that’s throwing me off.

    I’m stunned to see this is where Oh So Cynthia lives. She always looks so chic while running around town. This house needs painting and staging ASAP. That marble she picked out herself must have been picked out 15 years ago. Kitchen is awful….just everything about this house looks really dated.

    Hopefully the price is right because it needs a $200k reno.

      You know I think it’s a lovey home. Besides, remodeling is hard when you are about town. Heaven help us when I show you MY home someday…

        Candy, with your years of real estate expertise, I cannot even imagine you putting your home on the market with zero staging and such loud paint colors.. That’s Real Estate 101 as you’ve preached on your blog many times before.

        I went back through the pics another time. The kitchen is actually nice but the orange paint is so distracting and competes with the cherry cabinets. Paint cures almost all!
