Rivercrest Bluffs: An Alternative to the ‘Burbs

Not everyone wants to live in the suburbs.  While the lure of larger homes and yards, newer schools and lower (somewhat) prices are attractive to many, plenty of homeowners still want to the convenience and lifestyle that in-town living brings.

Rivercrest Bluffs, the newest development of James R. Harris Partners in Fort Worth, is the perfect solution for those who love new construction but don’t want to live in the ‘burbs.

Located in the newly minted River District, this enclave of 37 homesites is located directly on the Trinity River.

Previously, this 15-acre site was a dilapidated mobile home park.  When Tyler Arbogast of JRH Partners put the land under contract, he saw it for what it could be.

“This area had been forgotten for so many years,” stated Arbogast.  “However, if you travel less than one-half a mile you are in Rivercrest, Monticello, Idlewild and Crestwood. Those are a few of the greatest neighborhoods that Fort Worth has to offer.  Rivercrest Bluffs hopefully will fit in nicely with those other areas.”

The Bluffs features new construction, direct access to the Trinity Trails and Trinity River, mature trees, and stellar views of Downtown Fort Worth.

There are currently only eight homesites remaining of the original 37 properties.  Prices range from $195,000 to $450,000.

Homes are underway by Village Homes, Ramsey-Shaw Builders, and Landon Banks Construction.

Arbogast said that a buyer could bring in their own builder as long as they would adhere to the impressive architectural standards.

The gated enclave is surrounded by a stone wall and sits adjacent to new construction within the River District.

“There will be high-end apartments just to the west,” said Arbogast.  “Local restaurants, shops, music venues and other commercial properties will all be within walking distance of Rivercrest Bluffs. This is truly a one-of-a-kind project.”

As Fort Worth continues to be a city with urban living and stellar in-town opportunities, Rivercrest Bluffs will certainly be the benchmark other developments try to imitate.
