If You Want a Midway Hollow Modern — Move Fast

Midway Hollow Modern
Our Saturday Seven Hundred, at 3938 Lively Ln., is a Midway Hollow Modern that is a prime example of why young families are not only flocking into this hot neighborhood, they’re staying.

If builders aren’t flipping, they’re creating spec homes like this cool contemporary built by Brad Thurman of Thurman Real Estate Partners. Thurman finished the 2,674-square-foot home in early 2015. With three bedrooms, three bathrooms, and a powder bath, it’s what young families want today. Of course, it helps when you have a seller with great taste and an excellent designer like Gary Owens on board. Owens not only helped with the interiors, but he’s also responsible for the lovely landscape design.

Dave Perry-Miller agent Michelle McElreath listed this house for $739,000 a few days ago.

“It went under contract to the first person that saw it,” McElreath said. “Every single person that has looked at it has wanted to buy it. We are still showing the house, and people are asking about back up offers. What is so perfect about the house is — it’s just easy. You walk in and even before it was impeccably decorated you think, oh yeah this works. Whether you entertain four or 40, it works. It’s flooded with light but still private. It’s a great house in a great neighborhood.”

For years Midway Hollow was a quiet, largely undiscovered area of Dallas that didn’t garner much attention. The Disney streets and Sparkman Club Estates became the hip places to live when folks got priced out of Preston Hollow. When you understand Dallas real estate, you realize it was only a matter of time before Midway Hollow became the next hot neighborhood. And if you want a home here, your Realtor better be very connected because most sales are hip pocket and houses go the minute they are listed, just like this one.

Bounded by Marsh Lane, Midway Road, Walnut Hill Lane, and Northwest Highway, you cannot ask for better proximity to just about everywhere. It’s minutes from Love Field, the Dallas North Tollway, and downtown Dallas, but without traffic and noise.

CandysDirt.com education writer Bethany Erickson has lived in Midway Hollow longer than she ever expected to and has no plans to leave. Erickson married and moved into the bachelor pad her husband owned. Thoughts of moving on up and out were on their minds. However, they were in that sweet spot when the neighborhood transitioned.

“We have a very active crime watch. Members pay in dues twice a year ($100 each time), which pays for Extended Neighborhood Patrol officers (off duty DPD officers) to patrol the neighborhood. When they are on patrol for ENP, the response time drops dramatically if you call 911 in our neighborhood — because dispatch sends the off-duty officers who are already in the neighborhood. The ENP did a lot for the neighborhood.”

The other significant change that has people staying in place is DISD. Yes, you read that right. Dallas schools are experiencing a bit of a renaissance. So many young families want to be in Dallas. They don’t want a commute to a job downtown, so schools naturally have to change for the better as these families stay rooted.

“Three elementary schools serve the neighborhood,” Erickson said. “Foster Elementary, Walnut Hill Elementary, and Withers. Foster and Walnut Hill are ranked “Excelling” by the district, and Withers is “Rising.” All three offer Spanish immersion, and Walnut Hill (pending school board approval) will be offering paid pre-K spots next year. You see the school pride signs in yards everywhere.”

You may remember Erickson is our Candysdirt.com education writer. If she says schools are good, they are good.

We all know what truly makes a neighborhood are the neighbors.

“People look after each other here,” Erickson said. “Even newcomers get involved quickly. Our ENP officers know which kids belong to which house, and our officers are considered family. It’s a pretty walkable neighborhood with two parks and a recreation center. We’re staying. We love it here.”

If you’re swayed, and we know you must be, give McElreath a call and see what’s in her hip pocket!

Great listing. Yes Midway Hollow is where all the “cool kids” want to be – prices are soaring in this area because of the tremendous central location, the nice mix of smaller older homes on large lots 1/4 to 1/2 acres in size and numerous larger new builds that have fetched a pretty penny. I’m a 27 year resident Realtor myself – and absolutely love living here !
