We told you earlier about our fun staff party Tuesday afternoon, from two to five p.m., up at 3420 Ranchero in Plano, where we will celebrate the house and give everyone a taste of the exciting auction coming up on March 14. I wanted to make sure you know this Staff Party is a daytime Staff Party, and tell you a little more about this property up for auction:

Nate Schar with Heritage Auction real estate division informed me late today that the very motivated seller has agreed to sell this property at $2.4, which is now the minimum bid for the estate. Keep in mind that the Collin County Appraisal District says this home is worth $2.6. So the seller is willing to let it go for below the  county’s appraised value. That is huge. I mean, the seller just paid taxes based on $2.6. He simply is ready to move to the west coast, kind of a reverse-migration of what we are seeing here in North Texas, especially in the Billion Dollar Mile.

“The reality is we have someone who wants to sell this home,” says Nate.

“Buyers, get your engines up because this is a no-brainer: you cannot get hurt or even nicked at that price,” he adds. Keep in mind the owner has had the property listed for as much as $4,249,500, but is now ready to cut his losses and go!”

So $2.4 is the starting bid for 4.6 acres, more than 10,281 square feet of knocked out interiors with six bedrooms, six full bathrooms, and two half baths. If you don’t like the color of the paint on the walls, or the carpet, you can change it in a week or two. The important thing is the bones of this home are GREAT! Every single sleeping room is en suite plus. There is a wine cellar, a game room, a home gym, a four-car garage, and multiple entertaining spaces. The estate includes a separate guesthouse with one bedroom and one bathroom, a heated swimming pool, and a lighted tennis court with covered pavilion, plus a koi pond.

The home features 200-year-old Heart Pine custom wood flooring, that’s what you see in the kitchen photos. The ceilings are vaulted, there is extensive natural stonework, and massive glass doors and windows that truly connect the home to the outdoors, creating a virtual tree house effect in every room. The yard is so expansive, yet you still maintain a strong sense of seclusion and privacy.

The allure of  3420 Ranchero Road stems not only from its impressive design, but also from its location in one of the Dallas area’s top-rated communities. It is surrounded and nested in by other upscale homes, many owned by celebrities. Highly-rated Plano ISD schools for your children, and far too many options for retail and dining.

“This home has the largest single-estate acreage available within Plano’s city limits,” Heritage Luxury Real Estate Auctions Director Nate Schar said. “Endless possibilities await the lucky buyer.”

Though the home is formally listed at shy of $4.25 million, the property will be sold at auction on March 14 with a minimum bid of $2.4. Want to see it before anyone else? Join me with your fellow real estate insiders for an exclusive broker open house, our CandysDirt Staff Meeting, from 2 to 5 p.m. Tuesday, Feb. 28. To RSVP, click here.
