If it’s about location, 4067 West 7th Street in North Hi Mount has it in spades. It sits perched on a hill a few short blocks down from the multitude of bars and eateries that comprise the lively 7th Street scene, and just across the street from Monticello, and literally a stones throw from River Crest Country Club.

And isn’t it a rare treat to find a new build we can love. This 2008-built, four bedroom, three-and-one-half-bath home achieves charm. The pleasing proportions of the stucco, Mediterranean-style house displays an architectural literacy.

Beautifully landscaped, it exudes curb appeal. On a tight one-seventh-acre lot, it manages to pack in nearly 4,000 square feet of living space. Entering through an iron door, you encounter a spacious outdoor living area with a fireplace, hidden behind high walls. The random rubble terra cotta floor add to the agreeable first impressions.

Inside one is struck by the portfolio of quality details and finishes. A graceful staircase in the front hall draws the eye upward. Wide plank hand scraped oak floors run throughout. Circulation is through comely arches consistent with the style of the house.

The formal living room contains one of three wood-burning fireplaces. A wall of French windows with clerestory transoms flood the room with light and frame a view of a small side garden.

The kitchen is large and equipped with a stainless, large chef’s stove and appliances. The granite-topped, center prep table is winning alternative to a solid island and maintains the open feeling. The kitchen serves as the nucleus of informal living with a dining area and relaxed living space in sight.

The master bedroom is on the ground floor which seems de rigeur  these days. The fireplace makes a cozy impression. As can be seen, it handily accommodates a king-size bed with room for a sitting area.

The master bath features twin sinks and closets. The mocha-colored marble counter tops and tub surround perfectly complements the door and trim color.

The additional three bedrooms are on the second floor. One is now being used as a home office. The house is so well designed and classically conceived that decoration is totally flexible. “The current owners travel a great deal,” says listing agent Phyllis Brown of Virginia Cook. “It’s totally lock and leave,” she adds.  Phyllis Brown has priced 4067 West 7th Street at $995,000.
