Our Thursday Three Hundred just hit the market last week and is sure to please buyers as a tidy, well-maintained package with updates, drive-up appeal, and lots of little extras that make it a wonderful family home.

This home is located at 9914 Faircrest Dr., near Royal Lane and Audelia Road in the Lake and Garden District. It has four bedrooms, two full bathrooms, a half bathroom off the utility room, and 2,243 square feet, built in 1967.

The home has lots of new essentials, like new HVAC and breaker this year, new water heater in 2015, wrought iron fence in 2014, new roof in 2011, and a new irrigation system in 2008.

It was listed April 22 by Harriet Shaw with Keller Williams Urban Dallas for $362,500.

This home is pier-and-beam construction with cute curb appeal, shade trees, and mature landscaping in a quiet, well-maintained area where neighbors know each other and kids play in the yards. It’s on the Lake Highlands Trail, a hike-and-bike amenity right behind the house.

Inside, there are two large living areas, and one of them has a a brick fireplace and beams on the ceiling. Very cozy and welcoming! The galley kitchen features a farm sink, on-trend white cabinets, double ovens, a colorful tile backsplash, and an eat-in breakfast area. There’s a formal dining room with lots of light, and a separate utility room nearby with hookups for a full-size washer and dryer.

All four bedrooms are good-sized, as are their closets, and the master and a second bedroom have two each. Two bedrooms are downstairs (including the master), and two up, with a Jack-and-Jill layout. The two full bathrooms have really neat antique dresser vanities and the look is memorable.

This home is zoned for Richardson ISD, and it’s less than a mile to all schools. It’s five minutes from White Rock Lake, close to 635 and Central Expressway, with easy access to downtown Dallas.

This home is priced to sell at $161 per square foot. Nine neighborhood comps range from $120 to $192 per square foot (average: $153; median: $156), so this home is smack in the “buy me now” range. And we’ll be surprised if it doesn’t see a contract soon. Leave us a comment with your thoughts about this great family home!

Considering this house is at least 2 miles from the northern tip of the lake and at least 4 from the Arboretum, it seems to be a bit of a stretch.
