Westover Hills, Texas is located in the western portion of Tarrant County. The city is very small, coming in at only 0.7 square miles. Westover Hills has consistently been named as one of the wealthiest communities in Texas per capita income and the 10th or 12th highest income place in the U.S. since 2000! The median income for a Westover Hills household is well over $200,000, no matter the price of oil. The community is a township with its own police, fire department and city hall, but is located in the Fort Worth Independent School District. Most children here attend several private schools.

Westover Hills has many luxurious homes and a million would be just the starting price. Westover Hills, Westover and Rivercrest form the old premiere FW neighborhoods. You cannot really compare Westover Hills to any other community in North Texas — the lots are huge, spacious and rolling. When you give your address as being in Westover Hills, expect a second or deep third glance.

Westover Hills homes are uniquely beautiful and, of course, large. They tend to be casual, but interesting architecturally with different shapes and turns, some huge ranch spreads, some castles and haciendas. There are some quite breath-taking vistas!

Like 52 Valley Ridge Road. This epochal hacienda-style home was built on two and a half acres overlooking the western rolling hills of Fort Worth. Certainly the home has been remodeled through the years, but always done so tastefully, thoughtfully. Coming in at a whopping 9,043 square feet, the home has four to five bedrooms, all with en suite baths, a few powders and exquisite formals. But it is the unique spaces that surprise the most in this house: I crave the book-filled library (all walls coated with shelves, filled with books, in other words a true library), the office sitting area overlooking the gardens, the tiled porch and floors, multiple timber beams, the red clay tile roof and Hill Country-like views from every window.

The kitchen is efficiently remodeled, and the master bath has enough storage for an army.  The home has a breezy, “living the outdoors” feel to it as you overlook the beginnings of the Texas Hill Country. Listed with the inimitable Talia Lydick at Williams Trew, 52 Valley Ridge Road is on the market for $5,250,000, which is actually almost square with the home’s appraised value by Tarrant County: $5,246,000.
