Help This Young Couple Find a Home in Dallas!

He’s an attorney, she’s in architectural lighting design. They have been looking for a home “in the Loop” for nine months. Every time they find one they like, within their price range, they plunk down an offer and six other offers come in above asking… sometimes even when they have BID ABOVE ASKING.

But, this darling couple really wants to buy a house. Like many Millennials, they are ready, they are more than pre-qualified, and they have a lump sum of $100,000 for a hefty down payment. They are even, even willing to do some work on a less than perfect house if the price reflects that less-than-perfectness.

Dallas used to be the kind of town where young professionals like this could buy a starter home in a New York minute. What happened? Lack of inventory means they are swooped up, and starter homes are the hottest commodity in real estate right now!

Here are the parameters:

House price $350,000 or could scoot a little higher

$250,000 with some work and they will do work!

Pre qualified perfectly

$100K for down payment

Areas:

Midway Hollow (preferred)

Sparkman

West Hollow

Bishop Arts

Stevens Park

Kessler Park

Wynewood North

    Welcome to my world…. I recently helped a young man with his first time purchase – after looking at 31, yes THIRTY ONE houses and putting in offers on FIFTEEN we finally are under contract. A small budget (he’s a teacher and what I call a “Community Hero”) coupled with this market make it almost impossible to find habitable housing for first timers.

    Perfect house for an architect to make some cool changes. Priced at $ 304,900 steps from White Rock Lake. Very unique corner lot. 1700+ soft. 500sqft den. NOT IN MLS. So many cool possibilities indoors and out. This is a very unique home and an architect can really turn this into a diamond. What I like about the backyard is that it can be sectioned in three or four parts making it so very cool. Contact me for a pre-listing showing. My desire is to get this under contract right away. The sellers planned to stay here a long while but circumstances have now changed. If circumstances would have remained the same, they would have made this incredibly more beautiful. If the buyers invested $50K into this, The “WOW’s” would be immense.     Does it have to be Wynnewood? I’m getting close to putting a home on the market in Oak Park Estates for a little less than their price range, with some great stats. 4 BR/3.5 BA, 2400 sq ft, 100ft x 70ft or so lot, 3 car garage, almost every surfaced redone. 2 water heaters. For the price, if they don’t like something, they can fix. Susan Melnick will list.

    Our son’s house in Old Lake Highlands is available. It’s a 1950’s 2-1 on a large lot, close to White Rock Lake, in a wonderful neighborhood of original homeowners and young professionals. Not listed yet, but soon to be. Our son bought it for his dog it seems. Great potential to enlarge it…good bones.

    Candy – You did a post on my growing family back in 7/11/13. I wasn’t sure where to go with all the options. Our now family of 5, landed in University Park. The house stretched our budget farther than I thought was possible, but after a renovation, we now have the perfect home on a great street that WE LOVE. My advice to the couple is to “entertain” houses that might be outside the price range. We found this house because our realtor suggested we look at this off-market deal outside of our price range….because you never know…. Your money will go farther than you think.
