Thursday Three Hundred: A Tale of Two Azure Condos in Uptown

Have you ever wished you could peek inside a luxury high rise and compare condos? What’s different? What’s the same? Why are they sometimes priced thousands of dollars apart?

Today, we’re doing just that in our Thursday Three Hundred.

The Azure is a 31-story building in a tony Uptown location, 2900 McKinnon St., with panoramic views of downtown, Uptown, and Victory Park. Built in 2005, the Azure is shiny and new, and very much in demand.

I’ve chosen two similar units in the Azure that are currently on the market, units 607 and 803, that are $35,000 apart in price. Both are one bedroom, 1.5 bath with terraces. Both have access to the amenities at the Azure, like:

  • A visually arresting two-story glass lobby with a water feature and large sculpture (pictured at the top of the post)
  • 24-hour security, concierge, and valet
  • Junior Olympic-sized infinity pool with hot tub, landscaping, wood deck, lounge chairs, pergolas and grill area, located on the roof of the parking garage
  • Theater/media room
  • Resident community center
  • Fitness center

Unit 607 is 881 square feet, listed by Jarrad Barnes and Joseph Gullotto at Dave Perry-Miller Real Estate for $395,000, or $448 a square foot. This unit has mandatory monthly HOA fees of $577 a month (based on square footage), which include a private parking garage, a feature unique to the Azure.

Unit 803 is 952 square feet, listed by Emily Ray-Porter and Henry Barber at Dave Perry-Miller Real Estate for $360,000 (reduced from $375,000), or $378 a square foot. This unit has HOA fees of $643 a month, which also include a private one-car garage.

As you can see from the photos above, the two condos share similar open floorplans. Unit 607 is one of three remaining one bedrooms in the building owned by developer Harwood International, so it has never had an occupant. The living room measures 14-by-18, and the staging shows off the possibilities for an entertainment area, as well as a dining table.

The interior of unit 803 was created by a designer, and features a mirrored wall, which expands the sense of space. The living room measures 16-by-21, and those three extra feet in length allow for a table by the floor-to-ceiling double-pane windows looking onto the terrace. Both units have hardwood floors in the living room and kitchen areas.

The kitchen in unit 607 measures 9-by-10 and has a light gray granite on the counters. The kitchen in unit 803 is slightly larger, at 9-by-14, and the granite is a darker tan color, with flecks of black.

Both units have terraces with built-in gas fireplaces on a wall. Unit 607 faces east toward Uptown, and the space is wider. Unit 803 faces west, toward the Victory Park area. I could totally start my day on one of these.

An exclusive feature of the Azure condos is the glass wall entryway to the master bathroom. Such a modern, sleek touch.

In unit 607, the bedroom measures 11-by-15. Unit 803 has a larger master at 17-by-11, which allows space for a writing desk adjacent to the glass bathroom wall.

Both units also have a half bath just off the marble-tiled entryway.

The $35,000 difference in price is hard to explain, considering that the more expensive unit, No. 607, is two stories lower in the building and 71 square feet smaller. The views are varying, but that doesn’t seem to be the differentiating factor, in my opinion. But sellers are individually motivated, and some are more eager. As I mentioned earlier, unit 803 was recently reduced in price by $15,000, making its list price quite competitive.

    Candy you are the BEST! We just sold our Preston Royal home that we’ve had for twenty years…and are looking for a small, no yard, type-home…meaning a condo/townhome in Uptown/Knox Henderson areas. It is an enormous undertaking as there are a ZILLION and the HOA fees can be quite ridiculous. THANK YOU FOR THIS ARTICLE and please keep them coming!

    Very interesting article. Despite Unit #803 being designed by a professional decorator, Unit # 607 feels larger and seems to show better. It’s probably the lighter colors. Regardless of the differences, IMO every image of #607 is just more appealing.
