Here we have another great listing from Britt Lopez in Hollywood Heights, only Lopez knows this home a little bit better than some of her previous listings. Why? Because she once owned it!

This sweet split level at 1108 Valencia has so many cool selling points. Besides having a practically enormous master suite (unheard of!) and a wonderful pool in the backyard (rare!) this home is also a great spot for entertaining thanks to its oversized lot.

Lopez teamed up with expert stager and fellow Hollywood Heights resident Karen Eubank to help the homeowners transform this listing into some really cute real estate. Eubank says she did a simple walk-and-talk consultation with the owners, and with their own sweat they managed to make this lovely home into a stunner before putting it on the market. You can see this beauty, which is listed for $500,000, in person on Sunday at 2 p.m.

The owners have done several updates to the home since 2010, Lopez said, which includes redesigning the main level of the home so that the communal areas are more open to one another. This renovation included a brand new custom kitchen. The renovation was done by the Bella Vista Company, and they worked to maintain the character and period design while improving the functionality of the space.

“The open space is a family and entertaining paradise,” Lopez said. “The kitchen is light and airy and you will love cooking for a crowd here.”

It really is lovely, and the kitchen is splendid! I love the cool geometric backsplash, the gorgeous Cambrium black antique granite counters, and warm honey-colored cabinets. You get premium stainless steel appliances, too, including a Bosch five-burner gas range, Kenmore Pro oven, and a KitchenAid dishwasher.

The upstairs master is spacious and lovely. I love that there is light streaming in through the windows over the warm hardwood floors. The master bath has an oversized shower and a huge double vanity, too. There’s tons of storage in the bath and in the master walk-in closet, which has an Elfa system.

The downstairs bath has brand new beadboard, subway tile in the bath surround, and diamond black and white tile on the floor. It is adorable and fits perfectly with the period of the home, which was built in 1946.The HVAC system, hot water heater, roof, and windows have been replaced, so you’re getting a great value.

There’s also a great sunroom with tons of windows overlooking the backyard. Lopez says it would make a great morning spot, an extra dining space, or a great playroom. There’s also an office area just off the garage on the first floor, which is wonderful for those who need extra storage space or have a home business. “This room would also be a great man cave or yoga room or even a great kid hangout space,” Lopez said.

Of course, the backyard is wonderful, with a huge brick patio, a pool (super rare in Hollywood Heights), and plenty of grassy spots for kids to play. There’s also a storage shed that could be converted to a studio or pool house. “You will be the pool party central in the summer with this backyard,” Lopez added.

That is, if you hurry!
