You guys, it’s getting super hard to find a Tuesday $200K these days. I’m having to search high and low, and I remember the good old days about 13 months ago where I had my pick of listings, just a bunch of cute houses staring at me adoringly as I cruised MLS. Today, well, to find a good home in this price range you have to have your ear to the ground.

Luckily I came across this super cool listing in Lake Park Estates from Vicki White. You don’t often see homes in this neighborhood with upstairs additions, but considering that most houses in this area and of this age usually have around 1,300 square feet, you’ll appreciate the extra room. With three bedrooms, two full baths, and 1,626 square feet, 943 Bridget is a fantastic home for a growing family. It’s priced at a recently reduced $249,000 and is inside the sought-after Hexter Elementary attendance zone. And guys, this is an investment.

“It is about $100,000+  less than the average for the area so if someone wanted to live in that area  (the coveted Hexter Elementary area) it would  be well  worth it to purchase and spend the necessary money to make improvements,” White said. “Even spending 50-100K they would still be at or below the neighborhood average.”

Now, you’re obviously going to notice the large hole in the deck off the living room. I’ve asked Vicki about it, and she said the sellers are willing to pay $1,000 to get it fixed upon sale. Heck, I’d get it reinforced and find a good spot for your hot tub, right? Really, with some paint and a little elbow grease, this home could be the neighborhood beauty.

“The house is  cute, has hardwoods, granite, stainless appliances, open concept, new kitchen cabinets, island and  stone fireplace,” White said. “It would look great if modified slightly to be a Midcentury Modern.  Several have suggested painting the front door a turquoise or orange and it would have the Midcentury look.”

    I love it!!! I looked at the comps today and in the area boundaried by Lake Highlands Drive, Peavy, Garland Road and Buckner the only other active listing is in the $400,000’s. The pending homes are well into the $300,000’s and the closed properties go up to the $500,000’s. At $249,000 it really smarts when agents point out the deficiencies of the home when it has so much to offer for such an incredibly low price. Absolutely it needs a little work, but where can you live in an exemplarily school area on such a lovely street for so little money??
