This brand new listing (only four days old!) caught my eye this morning as I was driving my son to drop off. I thought to myself, “Values in this area are going up, and I bet this home is a typical traditional 3/2 layout, let’s see …” I then started to play the “How Much Will This Home Be Listed At?” game with myself. Lots of listings in this neighborhood, Lake Terrace, are priced in the $200Ks, and this one has just enough curb appeal to suggest it’s been recently updated.

I kept wondering and wondering as I drove, and after drop off, Candy sent me a link to THIS VERY LISTING. It was fate! Before I opened the listing info I channeled Carnac The Magnificent and did a little guessing myself. Turns out I wasn’t very far off when I guessed this home would be listed at $230,500 without seeing the inside. And trust me, you NEED to see the inside of this gem of a home to understand why 851 Peavy Road is listed by Joe Atkins for $245,000.

    I love this home! I know the owners and have spent lots of time in their home. They have done so many beautiful updates and you really can’t beat the location! I live out of town but if I were to move back I would definitely consider this home!

    I think this home is absolutely charming and in such a prime area being so close to white rock!
