When you have kids, having a park across the street from your house is a huge blessing. That park becomes an extension of your backyard — a place where your kids can go and play safely without having to pack up a stroller or car to get there — and your kids are better off for it.

It’s not such a huge spot to attract traffic or people from outside the neighborhood. There isn’t even a parking lot. It’s just a great place for kids to burn off some steam.

It’s the schools that are going to be a bit of a hiccup, though, considering. There has been a lot of work done on this home, which has a gorgeous kitchen with birch cabinets and super-modern stainless steel appliances. There are so many fun textures and colors in the kitchen, from the fun and funky wallpaper, the glass mosaic backsplash, and the cool linen ceramic tile on the floor. I pine after this tile, really. Just love the stuff.

The larger second bedroom is being used as an office, and the third bedroom is used as storage for snowboards, it appears. The master, though, is a tad larger and has a rather sizable custom wardrobe in it and a huge leather chair, both of which make the room feel a lot smaller.

Macmanus Bath The one bathroom is all vintage with mint green tile and a single sink. If this is your kind of bathroom, well, you can definitely keep it. If not, I am sure Ebby Halliday agent Edwina Dye, an expert in the area, could definitely help! Perhaps you could find more of that great linen ceramic from the kitchen!
