Tuesday Two Hundred Tudor: It’s Cozy, Cute, and in One of The Best Neighborhoods East Dallas Offers
Share News:
Hollywood-Santa Monica is definitely in my top-10 Dallas neighborhoods list! This East Dallas hideaway is littered with adorable homes on picturesque streets with great neighbors. Here’s a great opportunity to own a cute little Tudor with an outstanding backyard for just $262,500.
Marketed by the insanely talented husband-and-wife team of Bryan and Amanda Crawford, 6927 Patricia Ave. is a fabulous little Tudor stuffed to the gills with charm. It’s a two-bedroom, one-bath home on a short, quiet street just a couple of blocks from the Santa Fe Trail and Lakewood Country Club. It’s a great location that is accessible and private with great shopping and great schools (Lakewood Elementary and Woodrow Wilson High School).
There are just a few updates I would suggest, including a little TLC to the kitchen and bathroom. Otherwise this house is just adorable! I love the Murphy bed in the guest bedroom. You never see those anymore! So much classier than the ubiquitous futon.
What really pops my cork is the backyard. I love the fence and the multi-level deck, as well as the organic raised beds. You can enjoy the scenery and grow your own herbs and veggies! There’s a great front porch, too, which will be perfect for sipping a beverage and visiting with your new neighbors in this historic conservation district.
That recipe collection us way too neat…

This is cute and love the backyard. It would actually inspire me to want to plant somethings. Now would they live to produce, that's another story.
Is the Hollywood/Santa Monica area a preservation district? I think a future entry, Candy or Joanna, could educated people (like my clueless self) on what does it mean for a home to be in a preservation district? Is it different than the property being specifically listed as a historical landmark? What are the considerations regarding remodeling when looking at such a listing? In this case, I would be wanting to add at least a full bathroom, a half bath and another room, so how hard would it be and what restrictions could I be looking at? I love the idea of purchasing an older home to be able to preserve it, but need to make it practical for everyday living.

What a great place! I personally have been to this property and have dubbed it a true sanctuary. It will be a fantastic property for someone who is invested in the neighborhood and wants a cozy place to call home.

Virtually all of the surrounding neighborhoods (Lakewood, Lakewood Hills, etc.) permit much larger new construction which is very popular and in high demand. By contrast, many of those who move to H-SM are happy that this particular small corner of the city remains completely McMansion-free. So there are plenty of options for everyone.
