Did it Sell? Why Is Troy Aikman’s Home Listing on Highland Drive in Dallas Cancelled?

Curiously enough, Troy Aikman’s home is no longer on Allie Beth Allman’s web site. And when I checked MLS, it said CANCELLED. What does this mean?

A. Troy has taken his home off the market and needs a break from the exhausting sales process. It is so hard keeping one’s home perfect for every showing. Honestly, don’t people know we all have to live in a house — no, they don’t. This will also relieve him of the peskiness of people like me wanting to write about his house.

B. Troy will list with another agent — doubt it.

C. There is a buyer. Cancelling the listing will make the sale private, and then the sales price won’t be recorded… and nosy real estate reporters like me will have to dig dig dig for the sales price…

Which is it, A, B or C…

    A) Is he even living there? If he is, I'm sure he can easily have someone do all of the cleaning for him. It's been on the market so long, and at such a high price, that I can't imagine there being that much traffic to it?
    B) Going with your guess that it's probably not an agent change.
    C) Leaves me to guess it's this one! Now to just stay tuned to candysdirt.com to find out… 🙂

    I am sure it is "C"….and I hope Metrotex jumps on this quickly. NAR has set up big fines for closing a deal and not reporting it in the system. If you use the MLS system to get your house marketed, then you have agreed to disclose the sales price when that happens. Too many companies try to wiggle around disclosure by pulling it off the market when they get an offer that looks like it is going to fly, or saying it "expired", etc. Some hands need to be slapped. I believe Texas is one of two states that does not require mandatory disclosure of sales prices. My vote is for Texas to pass legislation to require this disclosure. All appraisers would jump for joy and the commercial guys would throw a huge fit.

    I'm with Long Time Agent on this one! I've noticed a couple of other canceled listings where I looked at the deed history and, lo and behold, title transferred within 30 days of the canceled listing. I'm sure MetroTex is already on to this. But this is for another column, I suppose. For now, yes, I would have to guess "C" as well.

    I'm with Long Time Agent on this one!     My quess is: Since Z sales are going away or have gone away. It was sold and shown as canceled to avoid disclosure.

    Isn't it amazing that everyone…including me…chooses C!! What does that say about the business practices that we observe daily? It appears that the legislature is getting serious about disclosing sales prices and I am sorry about that fact. When it happens the blame can be properly placed.

    Since the listing agent loves those Z Sales I'm guessing it sold but the agent wanted to punk out once again. Not having good sold info make our job just that much harder.

    My choice is A, actually, that Mr. Aiken and his wonderful property are going to take a break from the market until next Spring. I am also convinced that the Realtors' response to the Z-ruling is to officially cancel the listing prior to contract. Either way, it's always been so frustrating to try to appraise a multi-million dollar sale when most comps have been Z'd.

    You probably z’d your own sale because your agent told you it could be done or your buyer’s agent wrote it in the contract. Any way you look at it, it is a form of cheating. If your home is worth $1.2M….. Why should it be on the tax records for $350,000? This is a real example. Shame on the tax office, shame on a system that has allowed it. I have to wonder if the City would have to scramble traipse funds if everyone was taxed at real value!
